The cautionary tale of a “dream” investment property

I picked up a dream property in the Chapel Town area in Leeds that on paper gave me a 30% return. I bagged this “dream” property in an auction. 

I didn’t view the property before I bought it because I wasn’t going to live there. The auction brochure had pictures of the property and that was good enough for me. Because the numbers, not the pictures, were my guiding light. 
Unfortunately, the only numbers that I looked at were the purchase price and the rent. That’s what showed me that this house would give me a 30% return. The purchase price was £20,000 and the rent was £6,000. Those two numbers made me immediately jump in with both feet. 

If I viewed the house, I would have seen that Chapel Town is not an area where people want to live. So regardless of the discount, this house would always struggle to rent because of the location.

If I viewed the house before the auction, I would have seen that the downstairs flat was trashed and not rented as the auction brochure advertised. 

My mistakes led me to eagerly buy a “dream” property where the tenants never paid the rent. Two months later the tenant had a drugs party that got out of control and set fire to the house. The insurance company only paid £6,000 to repair a burned-out house! 

I washed my hands of this disaster by putting it back in the auction that I bought it from. To my amazement, the house sold for £20,000! I bought it for £21,000 and with the money from the insurance company I just about broke even. 

A rising market saved me from my beginner mistakes! If I made the same mistakes today, I would lose a fortune.
