That's exactly what I did. I studied hard at school and university and got a job with M&S. 

So I was walking the success path my parents taught me. 

I quit this path because M&S forced me to move every 6 months. This made it impossible to keep any relationships. So I quit a safe and comfortable job for the woman I loved. 

It was only when I quit my job that I discovered the corporate route is not a success model. It's actually the model for struggle and always worrying about money. 

You see, if you have a £50,000 salary and you put 5% of your salary in your pension. And if your employer matches your contributions. Then every year you put £5,000 into your pension. 

So how many years will you have to work to save £1,000,000?

200 years!

If you are more disciplined and you save 10% of your salary every month. And if your employer matches your contributions. Then every year you put £10,000 into your pension. 

At that rate of saving you will still have to work 100 years to build a million-pound pension!

Okay, with compound interest it won’t take you so long. Let’s agree that it will take you 80 years!

Now let’s say you are one of the 0.8% of the population that earn 6-figures. 

If you earn £100,000 and you put 10% of your salary into your pension. And if your employer matches your contributions. 

Then it will still take 50 years to save one million pounds!

When you use these fundamental property facts. You more than triple the profitability of your portfolio. So you reach your income goals much faster than if you only made profit from monthly cash flow.

Property prices have risen at 8.5% on average each year for the last 51 years!

I’ve pulled this graph from land registry so you know I haven’t fudged the numbers. 

Even when you take into account the periods of high inflation and the financial crisis in 2008. House prices have risen at an average of 8.5% a year. 

If you buy a house in the right area then your portfolio puts money in your pocket with monthly cash flow and equity growth! 

But... 

A house only does that if it has high rental demand... good monthly cash flow... and strong equity growth. That's why you must buy houses to my golden rules. 

You see, the bank will allow you to re-mortgage your house if the rent covers the higher mortgage payments. This is how you can profit from rising house prices... without selling your investment property. 

But… if you buy in the wrong area. Then you can’t remortgage equity growth out of your house. 

You see, if you cannot put the rent up as fast as house prices are rising. The bank will not allow you to pull cash out of your house when you remortgage because the rent will not cover the higher payments. 

So house prices have gone up. But that hasn't put money in your pocket. 

That's why you have to buy in an area with high rental demand and strong equity growth. 

When you have both then you can pull cash out of your house every time you remortgage. 

One more thing, when you pull cash out of your house as you remortgage. The remortgage money is tax-FREE because it is a loan. A loan the tenants pay for you. 

Now you know why you must buy in the right area. Let me show you... 


How you can build a property portfolio (in only 4 years) that gives you a bigger lifetime income than a million-pound pension

If you discover how to use my golden rules to buy world-class property. And you buy 3 houses in 2020… this is what will happen if house prices rise at 5%. 

Remember, house prices have risen at an average of 8.5% since 1969. So 5% growth is almost half the actual rate. So this is conservative financial modelling. 

In fact, this modelling shows you the worst-case scenario because it assumes your mortgage interest rate is 4%. Right now, you can easily get a buy-to-let mortgage at 1.8%.

So, what I'm going to show you is easily achievable. The income you really receive could be much higher.  

If you buy 3 houses in 2020. Something you can easily do without sacrificing all your family time. Once you know the streets in your area that have world-class properties. 

Then in 2021, you buy another 3 houses.

You learn my hard-won secrets once… and you’ve got the skills forever!

So in 2021, it's easier to buy 3 of the right houses because you’ve done it before. At the end of 2021, you've got 6 houses.

Then in 2022, you pull out enough money from your portfolio to buy one house. In other words, you've bought an extra house without any money from your pocket. 

In 2023, you do the same thing. You pull out enough money from your portfolio to buy one more house. 

At the end of 2023, you’ll have 8 houses in your portfolio. And… 

A lifetime income of £43,432!

That’s a lifetime income and legacy that’s bigger than a million-pound portfolio!

That's with my worst-case scenario, ultra-conservative modelling.

Just so you know, only £11,135 will come from monthly cash flow. The other £32,298 will come from rising house prices. 
So, can you see why you must buy in an area where you can profit from rising house prices!

If you don't, you are leaving 75% of your income on the table. 

If the UK economy recovers faster than I expect and house prices rise at 8.5% then in 2023 you’ll have a lifetime income of £73,934! That’s almost double what you would have with a million-pound pension!

And you can achieve it in 4 years… NOT 50 years!

Again 78% of your income (£60,582) comes from equity release. That's why you must buy houses to my golden rules.

The tiny hinge that swings the biggest profit door in my proven buy-to-let system is the fact that house prices rise over time. AND you can use equity growth to grow your portfolio or enjoy a tax-FREE income!

Because you can only profit from equity growth if the rent will cover the high mortgage payments.

The bank of England base rate is 0.1%. But that’s not what banks are paying savers.

If you’ve got money in a savings account the bank will only give you 0.01%. 

So, base rate is zero and the banks are paying savers less than zero!
