In 2008, the change in bank lending criteria caused the credit crunch. 

Overnight we went from Northern Rock offering 125% mortgages to you need a 20% deposit.

A lot of people wanted to move. A lot of people wanted to buy. And the 20% deposit stopped them.

The same thing happened to property investors. We went from being able to buy property no money down with same day remortgages. To needing a 25% deposit.

The change in bank lending criteria stopped homeowners and investors from buying property.

What have we got today?

Banks changing their lending criteria and becoming ultra-conservative.

Santander, Barclays, Halifax and Skipton Building Society have reduced their loan-to-value to 60%. So, you need a 40% deposit to buy a house. That's a big chunk of change.

The changes to lending criteria will stop homeowners from moving. They will stop first-time buyers getting on the housing ladder. And they will cause a lot of chain breaks.

So, there will be a flood of property coming onto the market as chains break. Few people will have a 40% deposit. That will create a surge of property supply and no demand. So, prices will fall. 

The third force pushing down the property market is...

Fear

Fear about Coronavirus and the economy will cause homeowners to wait and see before looking to move. That fear will cause uneducated property investors to wait.

Fear will cause property demand to fall to an all-time low. So, prices will fall.

The combined effect of Lockdown, Lending Criteria and Fear will make house prices fall 10%.

And...

The Housing Market Will Bounce Back By...
House prices will bounce back faster than you realise because of government policy.

In 2008, the government bailed out the banks!

Today, the government is bailing out...

They are spending hundreds of billions of pounds to support businesses and individuals with schemes such as...

The first C is Capacity.

Capacity is buying the right size house. For buy-to-let you must buy a 3 or 4-bed house.

Nothing smaller. Not a flat.

Why?

If you get a one-bedroom flat. A tenant moves in. They fall in love. Then they move out. Now you've got an empty property.

If you get a two-bedroom house. A tenant moves in with a child. Then they get pregnant. When they have a second baby. They want a bigger house. Now you've got an empty property.  

Smaller properties give you transiency.

After managing 1,500 properties for myself and my clients. I've discovered that on average, a tenant change costs you £1,500.

If you lose a tenant once a year, over 10 years, that's a £15,000 problem.

If you've got a portfolio with 10 houses. You’ve got a £150,000 problem!

Just because you bought the wrong size house.


The second C is City.

This is all about buying in a city that gives you the most property for your money.

I used to live in Yorkshire and if I drove 30 miles from my front door I'd arrive in the beautiful cathedral city of York.

A £50,000 investment in York buys me a 3-bed house for £150,000.

If I buy in the seaside town of Scarborough, the same £50,000 investment buys two 3-bed houses. Two properties that will give me 40% more rental income than one house in York.

Plus... I've got double the equity growth because I've got 2 houses.

So buying in the right city multiplies your savings much faster than if you buy in the town or city closest to you.

The next two C's are Cash Flow & Capital Growth
